  • There is no such thing as an all-inclusive square foot price that can be used universally unless you are building the same type house on the same type of lot in the same subdivision. Lot geography, house design, utility cost, different interior and exterior finishes, etc. require each house to be priced individually

  • The amount of time to build a house can vary on size, but a good rule of thumb is 8-10 months on most homes. Factors such as design and size of the house, weather during construction, supply change challenges, and time of year affect the construction time.

  • In the Tennessee region homes can be built year round. And although cold weather in the winter months can slow the building process, rain in the spring and July can slow the process down as well. And even though late summer and early fall usually allows for the easiest time to build, getting landscaping done before winter freeze and rains usually becomes a challenge.

  • As we begin the building process, we furnish the customer with a list of items needed to be picked out and location of the providers. Most companies we have been doing business with for over 25 years and they are familiar with the way we operate and dealing with our customers. They will be familiar with your house and the products to show you.

  • Cost plus is a term used in which the customer and contractor agree to build a house with the contractor receiving a certain percentage for building the house above what the house cost. For example, if the contract was for cost plus 18%, the final cost of the house to the customer would be what the material and labor invoices for the house added up to be plus 18% added to it. If the invoices added up to $400,000, the contractor would receive $72,000 making the final cost $472,000. The customer is provided with a list of what the estimated cost will be and then they have the liberty to spend more, or sometimes less, throughout the construction process.

  • A fixed-priced contract means that the house will be constructed for the customer at a set price based upon the house plans and finishes specified by the customer. The customer is provided with a list of allowances that can be used in picking out items such as cabinets and light fixtures. If the customer chooses to spend more than the allowance given, a change order must be signed and monies paid before the change or upgrade can take place.

  • The answer depends upon the customer. Both have advantages and dis-advantages. The advantages to a cost plus is the customer experiences the savings and are in more control of spending and choices. The dis-advantage is it can often be harder to stay within budget because of freedom you have in spending.

    The advantages to fixed price is you know going into the project what the exact cost is. The disadvantage is you have less freedom due to staying within pre-set allowances; and to make changes you will need to do a change order and pay for the cost upfront.

  • In a time with do-it-yourself TV being popular, this has become a popular thought among customers. Unfortunately, building your own home is not as easy or simple as portrayed on TV. In building a home there are several reasons to use a licensed, established, General Contractor. For example, a licensed contractor is familiar with all the code requirements in the area they operate and the permits required. This is especially important since each county determines the codes they will adopt and inforce throughout the construction process. A licensed contractor also has an established relationship with suppliers and subcontractors, allowing them to know the “good ones form the bad ones.” If you are not familiar with the construction process then you don’t know you are getting a bad job till it is too late. A licensed contractor also has the ability to build in a more timely matter since the sub-contractors know it is not just a one time job. A licensed contractor can usually build your home of the same or less cost than if you did it yourself. The reason is they get better pricing from suppliers and sub-contractors in order to keep their business. description
